Prior to taking occupancy of your selected property, the below "Move in monies" will be due:
FIRST RENTAL PAYMENT
1 month's rent will need to be paid in advance. Bridge will then pay you first months rental payment on your behalf to ensure a smooth transition.
DEPOSIT
6 weeks' rent – this is your security "damage" deposit. The deposit will be protected in a ring fenced account (MyDeposits) and is not accessible by Bridge or the landlord throughout the tenancy. The deposit is refunded to the tenant(s) at the end of the tenancy subject to an inventory/checkout.
ADMINISTRATION FEE
Bridge’s Admin Fees are £300 + VAT (£360 inc VAT)
REFERENCE FEE
£50 + VAT (£60 inc VAT) per reference. If you do have a Guarantor, they will also need to be referenced – this will be factored into the costing.
CHECK-IN AND CHECKOUT
Bridge will be instructed by the landlord as to what arrangements are to be made for the inventory and check-in. The landlord will be responsible for the cost of the inventory and check-in, and the tenant will be liable for the cost of the inventory check-out. Where Bridge organise an end of tenancy inventory check out inspection a fee of £160 + VAT (£192 inc VAT) will be charged. Where a landlord organises this inspection independently of Bridge, the charge may be greater than this amount.
TENANCY RENEWAL
If you wish for your current tenancy to be renewed, Bridge will make a charge of £200 + VAT (£240 inc VAT) to cover administration and preparation of relevant documentation.
